A full refurbishment of a three-unit terrace block on the busy Eastern Avenue Trading Estate was a challenging task, with ‘live’ tenants in-situ. The works consisted of several build ‘risks’.
It was important that TRS Construction Solutions Ltd worked closely with the building occupants and Client to ensure the smooth and satisfactory completion of the work, which included:
The busy trading estate location posed a number of operational issues. Two of the units were tenanted and required relocation to within the rank. We were tasked with the management of the relocations in line with our construction works and the finalisation of existing Tenancy agreements.
During the project pre-construction phase significant asbestos was found in all three units which again had to be sequenced in line with the works. Continual Client and Tenant dialogue was maintained to ensure that disruption was minimised and smooth transitions were effected for the moves between units.
