The Project

A full refurbishment of a split two storey office and warehouse at the central Bristol business park.

TRS Construction Solutions Ltd were required to work very closely to the Project Manager to meet the target ‘long stop dates’ required to secure an incoming tenancy. The work included:

  • Licensed & non licensed asbestos removal work
  • Roof coatings & roof light replacement
  • Full alteration and refurbishment of the internal accommodation to the two-storey office including full new finishes and decorations throughout, refurbishment of welfare and toilet facilities
  • Resin coating to warehouse flooring, & new doors internally
  • New electrical installations, including new distribution boards, LED lighting, & fire alarm
  • External works included decoration to all windows & doors, repairs & decoration to roller shutters, elevation cleans
  • Reconfiguration of the external hard standing area and fencing

Added Value

The Client was wedded to a ‘long stop’ date to ensure surety of an incoming tenancy. This condensed the proposed programme by 3 weeks. Working closely with the wider construction team, we facilitated joint meetings between the key supply chain to collaboratively plan the project sequence and programme and thus provide a collective approach to managing the project to the required dates.

During the process several ‘value engineering’ and cost saving alternatives were proposed and the project ultimately was delivered £28,000 under budget and 2 days early.
